Why is my underfloor heating cold?

Most common causes: airlock in the pipework, blocked manifold, failed actuator or zone valve, circulation pump fault, or thermostat misconfiguration. We diagnose first (free) then quote the fix.

How much is an UFH repair?

£150 to £500 plus VAT for most repairs. Simple bleeds, pump swaps, and actuator replacements at the lower end. Manifold rebuilds or zone controller replacements toward the top. Full floor replacement is rare.

Could the final price be higher?

UFH repair pricing is subject to site conditions (see asterisk). Costs can increase if a full or partial system replacement is required rather than a simple repair. Assessed on inspection. Any additional work is clearly explained, separately quoted, and approved by you before it starts.

Do you need to lift the floor?

Rarely. Most UFH faults are in the manifold, pump, zone valves, or controls — all accessible without disturbing the floor. Pipework-itself leaks (uncommon) may need floor work, which we confirm before quoting.

Will the repair take long?

Most UFH repairs are same-visit. Zone valve or actuator swaps are 30-60 minutes. Manifold work is 1-3 hours. Full system rebuilds or floor work can run to 1-2 days — we advise up-front.

Is there a call-out fee?

No. Standard call-out and travel always included.
