Do I need to service my UFH annually?
Recommended. Like any heating system, regular checks catch small issues early — a worn actuator or failing pump is cheap to replace; waiting for it to fail means emergency callout + possibly damage to floors/pipework. Most UFH manufacturers recommend annual service to keep warranty valid.
What does the service check?
Manifold pressure + balance, circulation pump performance, each zone valve + actuator, thermostat + control operation, flow rates, system fluid condition (corrosion/sludge), visual inspection of accessible pipework + fittings.
How much is a UFH service?
£120 to £250 +VAT. Smaller single-zone systems toward the lower end; multi-zone whole-floor systems toward the top.
How long does the service take?
Typically 1-1.5 hours for a standard residential system. Larger systems with many zones can take 2-3 hours.
Can you also service my boiler the same visit?
Yes — saves a second visit. Boiler service is £90-£140 +VAT. Ask when you book.
Is there a call-out fee?
No. Standard call-out and travel always included.
